L7 is an article 4 area in Liverpool, This means new HMO developments are not usually possible due to saturation in the market a license approval wouldn't normally be feasible.


We purchased a semi-detached property currently divided into 2 self-contained flats for £70,000. We converted back to one building for a 5 bed all en suite HMO and resold the property for £230,000.


As the address fell within an Article 4 area this property had to stand out so it was built with a unique layout and fantastic design aspect.

We purchased a derelict and dilapidated terraced house in L9 area of Liverpool for £45,000. The property required a complete redevelopment as it was completely inhabitable at the time of purchase. We knew prior to purchase the local market was crying out for a budget-friendly but modern HMO solution.


After long discussions with our architect, we had a clear plan for a double extension and a complete overhaul of interior walls to help us to achieve 5 great bedrooms and 2 generous bathrooms


Once completed we were able to refinance the investment after a valuation of £165,000 and completely recycle all of our cash outlay.
